Nivå - Incomparable, Contemporary Waterfront Homes at the end of Turtle Tail by Windward, the established developers of South Bank, the Peninsula at Emerald Point and Blue Cay Estate, continues to set the bar for its waterfront projects, architecture, and design with their newest creation, Nivå. Above clear turquoise waters, carved into the organic ridge of the elevated iron shore landscape at the outpost of the Turtle Tail peninsula, is Nivå, a site with sunrise and sunset vistas designed in unison with its environment. Each villa features its own exclusive private deck overlooking the stunning Caicos Bank, offering unparalleled views and a serene escape. A limited collection of only six island retreats developed by Windward and designed by Ström Architects that capture the horizon and celebrate the power of clean lines, flowing spaces and the most refined finishes. Expansive social living spaces capture every inch of the ocean through edge-to-edge glass, and slender exterior façade sleeves offer protection from the elements, welcoming you to live outside as much as inside. Throughout the four-bedroom designs (Nivå 1-5), unimpeded views steal the show. The layout spans 5,988 covered SF (including 4,014 a/c SF - Total 8,522 gross SF) over two levels (and optional third level) with four oceanfront bedrooms. A sensational third penthouse level bedroom and deck and rooftop terrace are optional at an additional $1 million, adding another approximately 700 sq. ft. of interior area and 1,200 sq. ft. of exterior area to the plans. Interior living spaces boast an extra wide great room, long, open designer kitchen with island, informal ocean front dining, additional sunset dining area with optional evening pool, and private study. External spaces feature a 38’-wide vanishing edge pool, sunken fire pit terrace, summer kitchen and entertainment area. Each gated site spans just under .5 of an acre with 80’ of ocean frontage. Custom options include: Penthouse level primary suite, water deck (lounge and water access), guest house, gym, garage, evening pool, rooftop terrace, hot tub, and elevator. At Nivå, owners will have full optionality and independence regarding use and rental as there is no Home Owner’s Association. Grace Bay Resorts is the preferred villa management partner through their Private Villa Collection.
